Il Poggiolo a Codiponte… is an 800 year old farm-house surrounded by a terraced garden and nestled in the Medieval and historic village of Codiponte in Northwestern Tuscany called the Lunigiana. La Casetta or, the Little House… 100 sqm/1075 sqf and sleeps 4 persons… was intended to be il Poggiolo’s Master’s House but, as it often happens in Italy, death divided the property and so, it was never completed beyond its current dimensions. The Entrance to the two story house is under the tall arch of il Poggiolo’s ramp from Codiponte’s Medieval bridge. You enter the main room which serves also as a DR. Off it and on the left is the Kitchen complete with a large refrigerator/freezer, oven and 4 burner cook-top, dishwasher and plenty of storage, etc. The door to the right in the main room leads to the GBR with two single beds. The stairs leads up to the large Salotto with an enclosed fireplace. The MBR with a comfortable double-bed and La Casetta’s single Bathroom are reached after passing through an open archway off the LR. The decor is an eclectic mix of period antiques, flea-market finds and contemporary art and furnishings contrasted with the sage paint-colour of the walls throughout. Il Poggiolo’s Garden is for use by our guests and to reach it, go out the front door past the grey painted gate, take the first left through the cantine and out a double-door to a 2,000 sqm/25,000 sqf garden of grassy terraces planted with flowering bushes, fruit and olive trees. There’s even a Fish Pond! Chaises, chairs, tables and blankets are available. One last word: La Casetta has central heating which makes it an ideal spot to pass a warm Christmas or New year’s holiday! La Casa Padronale or, Master’s House… 215 sqm/2,300 sqf and sleeps 6 persons… the main Living Quarters of the farm-house are on the Ground Floor. The Entrance is past the Dining Loggia after a short flight of steps from the Courtyard of il Poggiolo. Immediately upon entering, there is the large high-ceiling Salotto with 2 single-beds/sofas, an equally large high-ceiling DR, and a complete Kitchen with a low pass-through door back out to the Dining Loggia. Another door in the Kitchen leads to a Bathroom with shower, etc. The Sleeping Quarters are located in L’Appartamento Azzurro… see the apartment’s listing below for additional photos and information… reached by taking the grassy ramp up from the Courtyard to the apartment’s Entrance. There are 2 single-beds in a Sleeping Loft above an open-space area of Living/Dining and Kitchen, and a double-bed for 2 persons in the Master Bedroom. Beyond the MBR is the Terrace with lovely views over the village of Codiponte and the olive and chestnut groves on the surrounding hills. A perfect spot to enjoy the peace and quiet of the village and to watch the Tuscan sunsets at the Aperitivo Hour. The interiors are an eclectic mix of colors, period antiques and flea-market finds in furniture, furnishings and artwork. L’Appartamento Azzurro or, the Blue Apartment… 80 sqm/869 sqf and sleeps 4 persons… the apartment was the original Living Quarters for il Poggiolo and is the oldest part of the farm-house dating back to the 1200s. The Entrance to the apartment is reached by taking the grassy ramp from the Courtyard, past a small stone out-building, which was once the chestnut drying-shed. Next to it is a working bread and pizza oven. The open-space is a Living/Dining area with a basic service Kitchen… refrigerator, 2-burner cook-top, microwave and convection oven, etc. A Sleeping Loft with 2 single-beds is above and can be reached by a ladder. A short corridor from the open-space leads to the Master Bedroom with an antique double-bed and a Bathroom with a shower, etc. The decor is decidedly an eclectic mix of period antiques, flea-market finds and contemporary furniture and artwork. Off the bedroom is a Terrace with lovely views over the village of Codiponte, the Aullela River Valley and the olive and chestnut groves on the surrounding hills. It’s the perfect setting for an aperitivo of wine, bread and cheese to watch the Tuscan sunsets! Outside there is a large terraced garden planted with fruit and olive trees. There is even a fish pond! Chaises, chairs and tables are available along with cushions and rugs. A little something about Codiponte & the Lunigiana… Codiponte is the home to 150 year-round residents. The population swells in the summer months to over 300. The village supports two convenience stores for basic food and cleaning items, a bar… The Social Center of the community… a green-grocer, an excellent butcher shop, “Macelleria da Massimo”, and a few other shops for household and clothing items. Casola in Lunigiana, the next town above Codiponte, has a post-office, bank, the Carabinieri and similar food and retail shops. Gragnola, the next town below, has a grocery-store, bank, an assortment of shops like the others and the train station for service to Aulla, Lucca and La Spezia. The nearest hospital is in Fivizzano, a 25 minute drive away.
