Il Poggiolo a Codiponte… is an 800 year old farm-house surrounded by a terraced garden and nestled in the Medieval and historic village of Codiponte in Northwestern Tuscany called the Lunigiana. Its three enchantingly decorated and furnished residences… La Casetta, La Casa Padronale and L’Appartamento Azzurro… are awaiting your stay from Easter to October every year.

La Casetta al Ponte 100 sqm/1075 sqf and sleeps 4 persons… was intended to be il Poggiolo’s Master’s House but, as it often happens in Italy, death divided the property and so, it was never completed. The Entrance to the two-story house is under the tall arch of il Poggiolo’s ramp from Codiponte’s Medieval bridge. You enter the main room which serves also as a DR. Off it and on the left is the Kitchen complete with a large refrigerator/freezer, oven and 4 burner cook-top, dishwasher and plenty of storage, etc. The door to the right in the main room leads to the Guest BR with two single-beds. The stairs leads up to the large Salotto with an enclosed fireplace. Passing through an archway in the LR, there is a short corridor and La Casetta’s single Bathroom. Beyond is the Master BR with a comfortable double-bed and views out the windows of Codiponte’s famous church and campanile bell-tower. The decor is an eclectic mix of period antiques, flea-market finds and contemporary art and furnishings contrasted with the sage paint-colour of the walls throughout. Il Poggiolo’s Garden is for use by our guests and to reach it, go out the front door and past the grey painted gate, take the first left through the cantine and out a double-door to a 2,000 sqm/25,000 sqf garden of grassy terraces planted with flowering bushes, fruit and olive trees. There’s even a Fish Pond! Chaises, chairs, tables and blankets are available. One last word: La Casetta al Ponte has central heating which, makes it an ideal spot to pass a warm Christmas or New year’s holiday!

L’Appartamento Azzurro… 80 sqm/869 sqf and sleeps 4 persons… the apartment was the original Living Quarters for il Poggiolo and is the oldest part of the farm-house dating back to the 1200s. The apartment has its own separate entrance through a back gate coming from the parking lot above Il Poggiolo. The open-space is a Living/Dining area with a basic service Kitchen… refrigerator, 2-burner cook-top, microwave and convection oven, etc. A Sleeping Loft with two single-beds is above and can be reached by a ladder. A short corridor from the open-space leads to the Master BR with an antique double-bed and the Bathroom with a shower, etc. The decor is decidedly an eclectic mix of period antiques, flea-market finds and contemporary furniture and artwork. Off the bedroom is a Terrace with lovely views over the village of Codiponte, the Aullela River Valley and the olive and chestnut groves on the surrounding hills. It’s the perfect setting for an aperitivo of wine, bread and cheese to watch the Tuscan sunsets! Outside there is a large terraced Garden planted with fruit and olive trees. Chaises, chairs and tables are available along with cushions and rugs.

A little something about Codiponte & the Lunigiana… Codiponte is the home to 150 year-round residents. The population swells in the summer months to over 300. The village supports two convenience stores for basic food and cleaning items, a bar… The Social Center of the community… a green-grocer, an excellent butcher shop, “Macelleria da Massimo”, and a few other shops for household and clothing items. Casola in Lunigiana, the next town above Codiponte, has a post-office, bank, the Carabinieri and similar food and retail shops. Gragnola, the next town below, has a grocery-store, bank, an assortment of shops like the others and the train station for service to Aulla, Lucca and La Spezia. The nearest hospital is in Fivizzano, a 25 minute drive away.
